4541 Enterprise Drive

In 2013, CM Black completed construction of an 88,527-square-foot, class “A” speculative industrial building at 4541 Enterprise Drive in Concord, NC’s International Business Park. The project, a co-venture between C.M. Black, The Nolim Group, the real estate developer behind the International Business Park, and CESI Land Development Services, was designed by BJW Architecture.

The building fills a void of available manufacturing and warehouse space in the Cabarrus County region, and was developed with future expansion capabilities in mind.  Property features include expandable space up to 141,000-square-feet, built to suit office area, 28’ minimum ceiling clearance and the potential for LEED certification. In 2013, CM Black Construction completed a 50,000-square-foot expansion to the Oiles America Corporation headquarter’s manufacturing facility. Located in Concord, NC’s International Business Park, CM Black began construction on the project in late 2012. The project was finished well ahead of schedule.

The project consisted of several renovations, including additional truck docks, increased parking capacity, incorporating energy-efficiency technology, renovations to the warehouse and office space and new research and development facilities. This is the 2nd expansion of the Oiles America headquarters. CM Black was also the general contractor for their 30,000-square-foot expansion in 2005.

S&D Coffee & Tea Corporate Headquarters Expansion

S&D Coffee & Tea is the nation’s largest custom coffee roaster, with more than 80,000 customers nationwide, including McDonald’s. In 2013, the company embarked on a massive expansion to its overall operations, including a complete renovation of its corporate headquarters in Concord, for which CM Black was selected as the general contractor.

The project required extensive demolition, both inside and out. Interior construction includes renovations to the main entrance lobby, as well as the addition of a new board room and office space. Outside, CM Black is replacing the existing main entrance curtain wall system.

The existing hard-coat fascia circling the entire building was removed, and a new exterior insulation finishing system added. The new façade boasted several areas of aluminum wall paneling and a steel canopy with a vegetated roof projecting from the front entrance.

golden-gate-trailers-frontWhen Golden Gait Trailers needed a new facility to keep up with increasing demand, the company turned to CM Black. What followed is a 51,000 square foot sales and service facility that combines office and warehouse space. The two-story structure consists of a pre-engineered metal building with a complete elevation curtain-wall system.

“We are happy to establish our relationship with Golden Gait Trailers, and appreciate their cooperation in the building of this project,” said CM Black President Emmitt Black. “We are proud of the building and how we were able to complete it on schedule.”

 

International Corporate Center (Phase I)

The 70,100 SF Flex Office/Warehouse Facility is a single-story structure consisting of a steel frame and precast concrete tilt-up wall construction with metal roof deck substrate. The facility is comprised of a roofing system that includes a mechanically fastened TPO membrane and an aluminum storefront window system with tinted insulated glass.

TASCA Race Team

The TASCA race team needed a facility centrally located in Concord, NC, considered by many to be the home of motorsports. With the addition of the new Z-Max Dragway, several NHRA teams have moved into the area to call Concord their home headquarters.

The building, which is nearly 10,000 square feet, is a pre-fabricated metal building. Inside the building are the offices for the Crew Chief and Co-Crew Chief. The rest of the race shop consists of mostly open area for fabrication and work performed on the 300 mph Funny Car. There is also a room dedicated to a blower dyno, where the crew can test/monitor/adjust the parameters of the supercharger that propels the car.

This new warehouse and roaster building includes a combined total of 72,000 SF. The warehouse consisted of a pre-engineered building, while the roaster building was made of structural steel and contained a pre-engineered skin.

With an exterior that consists of storefront glass and brick veneer and an interior that features both office and manufacturing uses, the recently completed 32,129 square-foot addition provides much needed space for the rapidly growing Oiles America Corporation. Oiles America, a worldwide supplier to the automotive industry, has undergone two expansions, increasing its Concord facility to 77,687 square feet.

This 120,000 SF pre-engineered warehouse was constructed to be used as a distribution facility that would need high-pile stacking. The warehouse features an extra reinforced concrete slab, ESFR sprinkler system, gas air-rotation HVAC and high bay lighting.

This 38,000 SF corporate headquarters and warehouse consists of structural steel, composite metal wall panels and custom curtainwall. The facility features office space and a manufacturing area, along with additional flex space for future leasing.

This office building is utilized by both Harrisburg Fire Dept. personnel and Harrisburg Sheriff Dept. personnel. The 3,700 square-foot building is a single story, metal stud with brick veneer structure that includes offices for the Fire Chief and Sheriff. It also includes a training room for training purposes.
